DRMP spent months thoroughly researching the surrounding plats, maps and deeds, some dating back to the late 1800s, to determine the ownership lines for Florida Hospital’s Rollins Campus. DRMP also worked in close coordination with Florida Hospital, a major healthcare provider in central Florida, and the City of Orlando to realign roads, which included preparing documents to vacate and acquire right-of-way, platting new roads, surveying and platting property for new buildings while demolishing existing buildings, and preparing surveys for engineering purposes. All of this had to be timed to get the most up-to-date information on an ever-changing site and keep the access, parking and buildings open to the public.

DRMP was contracted to perform boundary surveys for the Faldo Golf Institute, one of five parcels lying within three timeshare resort complexes that combine to make up Marriott Vacation Club International’s Grande Vista Resort. Because of past work experience and a longstanding relationship with Marriott, DRMP was able to save time on research to make a determination of the golf resort’s acreage, which included maintenance building parcels, a portion of a resort lagoon, a restaurant/clubhouse and a 9-hole executive course. GPS, along with trusted, proven methods, a QA/QC process and peer review were used during the survey to ensure accuracy. To meet the project’s challenging six-week deadline, DRMP allocated multiple survey crews. Since the resort is operational year round, staff took great care to do all work without interfering with Marriott’s guests.

DRMP provided a wide range of surveying services, from ALTA/ACSM boundary-topographic surveys, to survey related services and documents for closings, road vacations, and municipal approvals, to design-related survey services and easement preparation for the 20-plus acre residential apartment complex.  Several title-related issues required extensive field investigation, legal research and close coordination.  Through face-to-face meetings with client-attorney-title company representatives, DRMP was able to solve these issues to move the project forward from purchase through approvals.

Work on this 450-plus acre, mixed use property in Southeast Orlando included preparation of a sketch and verified legal description of the entire property for submittal to the City of Orlando for annexation into the City. DRMP also surveyed nine conservation areas throughout the project area and prepared easement surveys and descriptions to the St. Johns River Water Management District, a requirement for preparing the property.  Along with preparing survey and plats for the extension of Lee Vista Boulevard and the Industrial Tract containing 73 acres, DRMP conducted numerous surveys, exhibits, legal descriptions and sketches for easements, boundaries, ALTA surveys and as-builts for this ongoing project. A QA/QC process was implemented throughout the project, from fieldwork to field data and levels processing to the final deliverables.

DRMP conducted an extensive 8,700 acre survey that included the determination and location of over 6-miles of FDOT right of way, 1.5-miles of additional right of way, 5-miles of railroad right of way creating the boundary lines of the property. Additionally, 3-miles of a gas transmission line and easement bisecting the property at the northern end were located.  Deeds, certified corner records, easements, surveys and right of way and railroad maps were researched to make these determinations and assist in the location.  We also reviewed the title commitment and over 500 pages of associated documents to determine the easements and encumbrances to the property.  Two additional surveys were prepared for the transfer of property to FDOT for additional right of way and easements.
